Who are Capital Care Villages (Dulwich) Limited?

The Vale’s owner – Capital Care Villages (Dulwich) Limited – is a wholly owned subsidiary
of the established company, Ganymede Care Limited, which owns the highly regarded
Chiswick Nursing Centre in London.

Our business has a different approach to mainstream providers, in as much as security and
care, looking after people, and providing lifestyle and hospitality services, is at the core of
who we are and what we do.

What type of Retirement homes are available?

What is the minimum age requirement to live at The Vale?

The age restriction of 55 years old forms part of the tenancy which states you are not permitted to be a tenant and occupy an apartment under the age limit set. Where there may be two occupants, both must meet the age requirement.

How long are your tenancies and can they be renewed?

Who is the freeholder and/or landlord of The Vale?

Capital Care Villages (Dulwich) Limited is the freeholder. Capital Care Villages is a wholly owned subsidiary of Ganymede Care Limited, an established provider of long-term care. Ganymede Care owns the Chiswick Nursing Centre, a premier nursing and care centre in London.

Are the apartments part or fully furnished?

All of the apartments at The Vale are provided unfurnished other than the fitted furniture in the bedroom (wardrobe) and integrated Porcelanosa kitchen with Bosch appliances. All of our bathrooms include underfloor heating, elegant white sanitary ware and chrome fittings with towel rails and robe hooks with a walk-in shower.

Are the apartments sound proofed?

Yes, our apartments are built to fully comply with building regulations which cover sound

Can I choose the colour of my walls/carpets/general decor?

The walls are painted in cream or white as standard. However, we can provide details for interior options such as wallpaper for which there may be an additional charge.

What is the process of reserving an apartment?

The process of reserving an apartment initially involves placing non-refundable
Deposit which is equivalent to a week’s rent of your chosen apartment. This is necessary prior to completing the tenancy agreement to ensure the apartment of your choice is
available. The non-refundable deposit will contribute towards your tenancy deposit.

What are the rental charges and fees?

The monthly rental price will be dependent upon the apartment chosen along with the
reservation fee. A full comprehensive price list can be obtained from our sales team.

Is sub-letting allowed?

Sub-letting is not allowed at The Vale.

Is there a service charge?

There is no service charge to be payable on top of your monthly rental.

What amenities will there be?

The Vale comprises far more than just apartments. We have created a community with a range of amenities to make your lifestyle more inspiring and enjoyable. From our Garden Bistro & Bar to Residents’ Library and Hair & Beauty Salon, we have ensured that all of our residents have a range of bespoke facilities on site to use at their discretion.

Who will have access to the communal amenities?

Our facilities are primarily for your use, but families and friends are also welcome. Selected amenities may also be used by local community groups from time to time.

Will there be activities available?

We have designed The Vale so you can live life your way, so you will be able to decide what types of activities you would like us to offer.

Whether you want to get involved in arts and crafts, book club or exercise classes, we will work with you to develop a programme of activities that best meets your needs.

Is there anywhere for my family and friends to stay?

We have provided two guest suites for your families and friends to use. Our Operations Manager will be able to arrange any bookings and can advise on costs.

What is the emergency support charge?

The emergency support charge is included within the monthly rental charge.

What care and support/household services are available?

Our in house / on site team provides a 24 hour emergency response service.
This includes 2 hours of support per week which is included within the rental fee.

Additional packages of personal care are available on request and can be tailored to meet every individual’s needs. Our Operations Manager will be pleased to discuss this with you.

Do I have a car parking space?

Car parking spaces at The Vale are limited and subject to availability. There is also an electric car charging point.

Can I bring my Pet?

We regret that in the interest of all residents, occupiers are not permitted to keep pets. However, registered guide dogs and friends and family visiting with dogs are permitted.

Can I smoke?

Smoking, including e-cigarettes is not allowed inside the apartments or internal communal areas of The Vale. We do have a designated external smoking area available.

Is there a telephone line and internet in the apartment?

Broadband and phone (via WiFi) within the apartments are included in the monthly rental. Additional bundles such as Sky Packages can be added with all subscription costs paid directly to the provider.

What additional costs are there?

Council Tax, Utilities and TV License are not included in the monthly rental. Home contents insurance is also the responsibility of the tenant.

Is there help available to move to my new home?

Yes, whether it’s dealing with intermediaries, or providing a packing and removals service, we can provide guidance and make recommendations to professional service providers. Our partners can also assist with re-sizing, where you are moving from a larger property and you have unwanted items that need to be properly and responsibly disposed of. An additional charge will be made for this service.
